Martinez Construction was awarded this project by The Society of St. Vincent to provide renovations to convert an abandoned motel into 53 permanent supportive housing units for formerly homeless people transitioning from living on the streets, or from a local transitional shelter.
The Design/Build portion includes full renovation of 42 single story motel units, a 2-story common use unit and 10 two story motel units. Each unit varies from 213 SF studio units to 972 SF two bed/ one bath units. 45 total existing parking stalls (17) and spaces (28) are being remodeled to 39 covered stalls, and 5 car/van accessible outdoor spaces. We are providing a complete interior and exterior renovation.
Exterior work consists of regrading, providing new site drainage, repairing and replacing of aging gas lines, new site lighting, and landscaping. Building exterior improvements include replacing the existing roof structure with a new structure, demolishing two existing units, painting, providing new HVAC systems for the living and common use areas, replacement of condensing units, new gutters and downspouts
The site was underserved by utilities and paved areas were in extremely poor condition when Martinez began work. Civil work included installation of a new water service for the site including a new loop around the property to serve the units. The water service included new connections to the City’s water main, backflow preventer and metering. New storm drainage was installed around the site to capture storm water. This system included installation of bio-swales to allow water to percolate back into the site and conversion of the concrete pool into a storm water retention structure.
The storm drain included connection to the City’s storm water system. New fire water service was also included around the site including the installation of new hydrants to better serve the project.
Electrical service was improved throughout the site from the existing meter connection. Included in the civil work was the complete demolition of two buildings and then grading and improvements at the location of these buildings. The final project will include new paving throughout the site along with reconfigured parking. Included in the demolition work was removal of several old trees that conflicted with the new utility work.
The interior repairs and remodeling include: repairing drywall, repairing and replacing of aging gas lines, application of fresh paint to interior walls and ceilings, replace water heaters, new bathroom cabinets, sink, faucet, toilet, and shower, new furnishings, new kitchen cabinets, sink and faucets and appliances, replacement of windows and sliding doors with energy efficient vinyl units, installation of a mini-split heating and cooling system to meet health and safety code, replace all smoke detectors and installed carbon monoxide alarms.
We are working to ensure the upgrades and renovations meet all applicable California State and Sonoma County codes and standards. We are coordinating with local utility providers for water, fire protection, sanitary sewer and storm drainage, ensuring our designs meet all applicable permit regulations.
The majority of the buildings are single story units with carports. The buildings are either four or two units. There is also a two-story unit in the middle of the site with housing units and a separate two-story building for the management offices.
The single-story units are constructed of masonry walls with a truss roof. The work included demolition of these units down to the masonry walls and then reconstruction of the roofs and interior partitions. The roofs were changed from a double-pitch roof to a single-pitch roof. The exterior of the buildings had new hardy-board plank finishes at the upper level and then repainted masonry walls. The interiors of the units were reconfigured for the bathrooms and then complete finishes were installed throughout the interiors. New windows and doors were installed in all units. New shingle roofs were installed in all units.
The two-story unit was renovated to include new windows, new interior finishes, bathroom upgrades, new hardy-board siding and painting and a new roof. The stairs and balcony railings were replaced throughout.
The single-story units were demolished down to the masonry walls and then rebuilt. Work included new foundations where walls were replaced at the carports and new concrete at the parking spots of the carports.
New plumbing and mechanical systems were installed in all units. This included new plumbing lines, sewer connections and fixtures. The mechanical systems included heaters and exhaust fans. New sprinklers were installed throughout the facility.
New electrical distribution and fixtures were installed in all units. This included new service to each unit. Work also included the installation of a new fire alarm system.
