Martinez completed a comprehensive facility improvement project at the Child Development Center (CDC), which included HVAC upgrades, sewer line repairs, flooring replacement, and window and door replacement. The work was completed in multiple bid items and a modification (MOD P00001), all successfully executed by Martinez.
Martinez upgraded the facility’s HVAC system by replacing a 60-ton air-cooled chiller, a 20-ton air handler unit (AHU), and two chiller pumps. All associated controls were replaced, including chilled water line valves in the mechanical room and to the chiller, VFD drives for motors and the AHU, and integration with the existing DDC system. New flow control switches, expansion tanks, chemical feed tanks, and air separator tanks were installed. Heat recovery units near the chiller and AHU were also replaced.
The chilled water system was flushed and cleaned, and electrical surge and phase protection were added to both the chiller and AHU. Martinez conducted performance testing, test balancing, and commissioning to ensure optimal system functionality. Design engineering services were secured to verify system volume calculations, and necessary adjustments were made to meet cooling needs. Basic training on the new system was provided to government personnel. During the upgrade, a temporary chiller was installed to maintain continuous cooling. The new chiller maintained the same capacity but delivered greater efficiency and featured a redesigned coil with a specialized coating.
Martinez replaced a 45-foot section of underground sewer line at the main entrance of the CDC. The new section corrected a long-standing dip in the pipe that had caused recurring blockages and drainage issues over the previous three years.
Martinez replaced flooring throughout the CDC, coordinating furniture relocation and protection of facility operations throughout the process. The existing vinyl flooring, baseboards, and carpet in the main office were removed. Martinez ensured proper ventilation during construction to prevent fume exposure. New 12"x12" CDC-approved vinyl tile was installed in all rooms, hallways, and bathrooms, while new carpet was installed in the main office. Any impacted walls were patched and repainted, furniture was returned to original locations, and each room was thoroughly cleaned and prepared for immediate use.
