This project was a design-bid-project negotiated under a sole-source contract for the renovation of 49,400 SF of space for use as patient treatment and completion of 4,700 SF of previously started renovations for use as temporary housing for patients. The project is the first step in a larger program to provide seismic upgrades to the SFVA facilities and will provide swing space to building users.
Martinez Construction was hired to construct the finish work for the project and to assist the prime contract, Brice Builders, with the hazardous materials abatement, demolition and architectural finishes for the work.
Martinez Construction performed abatement and demolition of the existing spaces that included asbestos and lead-containing materials throughout the existing space. Demolition included removal of walls, flooring, ceilings, lighting and mechanical systems. MCS provided containment for dust and debris at the perimeter of the work area in order to protect building occupants from the work. This containment required pressurizing the space and daily maintenance and monitoring of the containment.
After demolition, MCS crews installed new metal stud and gyp board walls, installed new ceilings and flooring, provided bathroom partitions and fixtures, painted all walls and areas and assisted in the installation of mechanical and electrical systems by Brice Builders’ crews and subcontractors. Work required daily coordination between subcontractors as the space was limited and material deliveries had to be timed to minimize the on-going operations of the hospital.
